From time to time, a reader of an appraisal report will encounter the adjustment procedure known as a land ratio analysis. It is instructional material that is the core of the education process taught by the American Society of Farm Managers & Rural Appraisers (ASFMRA).
In some cases, it is easier to have a generic example showing the entire process to formulate a land ratio, apply it to the data, and apply the conclusion to the subject property.
Sometimes it is time-consuming trying to customize the explanation for a particular situation.
This is my first attempt to get the math all in one spot. Ultimately, my intent is to edit the post with commentary customized for the example or to add another file link using the five charts (Figures A - E) that are linked to this post.
